Why work with an investor-minded agent

Real experience on the investor side of a transaction.

I've represented buyers purchasing homes to flip and to hold as long-term rentals, so I understand the kinds of questions investors are weighing that don't come up in a typical home search.

My background helps here too: six years reading zoning, permits, and site conditions for the City of Jenks means I catch the kind of property-level issues that can turn a good deal into a headache.

  • A network of contractors, lenders, and property managers

What I bring to a deal

I've personally closed transactions for investors buying to flip and buying to hold as rentals — so I know what questions you're actually asking, and I ask them before you have to.

What we talk through

Every investor's goals look a little different.

Whether you're flipping or holding, we'll talk through what matters for your specific goals — condition and general scope of work, how a property fits the surrounding rental or resale market, and your timeline. For anything involving detailed numbers — rehab bids, rent projections, financing — I'll help connect you with the right contractor, property manager, or lender.

How we work together

From first conversation to close.

01 · Define the strategy

Flip or hold?

Your goals and timeline shape what kind of property we go after.

02 · Look at properties

Tour with your goals in mind

We look at properties together, and I'll flag anything worth a closer look before you get attached.

03 · Offer & close

Move fast when the deal is right

Investor-friendly offer terms and a closing timeline that doesn't lose you the deal.

04 · Rehab or lease-up

Hand-off to your team

Contractor and property manager introductions so the transition doesn't stall.

05 · Exit or refinance

Sell, hold, or pull cash out

When it's time to list the flip or refinance the rental, I'm still your agent.

Investor FAQ

What investor clients ask first.

Do I need to already be an experienced investor?

No — I work with first-time and repeat investors alike. If this is your first flip or rental, we'll walk through what to look for together in plain language.

Can you help me find off-market deals?

I keep an eye out for distressed and off-market opportunities and will bring them to investor clients as they come up, alongside a normal MLS search.

Do you help with financing?

I'm not a lender, but I work alongside several who specialize in investment financing — conventional, DSCR, and hard money — and can point you toward the right fit.

What if I want a rental instead of a flip?

Same process — we'll just focus on what matters for a long-term hold instead of a resale.

Have a property you're already looking at?

Send me the listing — I'll help you think it through before you make an offer.
